Think twice when you choose......


Kami membeli rumah pertama kami pada tahun 2008. Our first house yang tak pernah kami diami. Beli. Renovate. Sewakan. Mana dapat idea macam ni pun aku tak tahu. Well, rumah tersebut telah kami jual pada April last year. Guess what? Sampai ke sudah the new owner tu tak dapat masuk rumah tersebut.

Adakah new owner mempunyai masalah?

Well, no. 

Its our lawyer.

Our house is landed and freehold. Aku tak tau nape our lawyer took more than 3 months to settle our case. Once dah signed S+P, aku dok diam je la tunggu 3 months to get the cheque from new owner. Tapi bila dah dekat hujung 3 bulan tu, aku call lawyer, she said tunggu on buyer's side. By the way, dlm S+P kita bole bagi extend lagi sebulan. Ok, fine. 

Selepas habis 4 bulan menunggu, i told my lawyer to write a letter to the buyer whereby we want to imposed the 8% interest to them. My lawyer said ok. Tunggu punya tunggu punya tunggu.......sampai bulan 12 baru dapat cek. By right i can imposed the interest from August till Dec. 

Guess what?

Sebenarnya my lawyer yang lembap. Dia tak dapat copy of drawing for our house titles from Pejabat Tanah. Dia kena dapatkan from JUPEM. 

If she told me earlier about this, i can get the drawings from JUPEM. I know how to get it since i have experienced working with a property developer for nearly 8 years! Ni tidak, bila call or text, nanti dia cakap everything is ok. Padahal tak ok.

Geram okeh!

The letter yang i asked her to imposed the 8% interest tu pun dia tak hantar kat buyer. No wonder la kan? Whatever it is somebody have to bare the cost sebab lambat buat keje. I dont care! Tadi my lawyer called, she said she will pay to us. Kami hanya rakyat marhain, 8% tu banyak tau. Kami bukan orang kaya yang bole pejam mata dengan benda-benda macam ni.

Dah naik lunyai copy S+P yang ada kat aku tu aku khatamkan. Nasib baik aku ada serba sedikit experience untuk fahamkan S+P tu, kalau orang lain yang tak faham? Apa nasib mereka agaknya?

Ooooo...saya pun ada plan nak jual rumah saya...nanti2 saya mintak khidmat nasihat awak la ya apa apa yg perlu saya tahu, what is my rights, what is the buyer's rights..

So, Jan 2013 ni, owner baru dah masuk la?

kak,ms kami beli 2nd house hr tu sgt sedih jugak cite nya.rs benci sgt2 kat lawyer,ejen, n bank also..x terdaya nak cite kat blog sbb rs nya kalau menaip 1 hari 1 mlm belum tentu abis cite..

senang cite, nak jual beli rumah ni kita as a buyer/penjual, kena ada knowledge agar x tertipu dgn pihak2 di atas..huhuhu..

kalau dapat lawyer yg jujur, insyaAllah ok...
kalau kena lawyer yg 'loyar'... memang naya... kalau org yg tak tau, sure bayar je la... :(

memang menyakitkan hati dealing with those lawyer yg pandai sedut duit kita jer tp xreti2 wat keje.... i pun br settle my MOT and refinance process last August after nearly 2 years tau!.... itu pun dah sampai tahap ugut2 nak report kat bar council br ler nak jln keje....sakit hati sangat!.. :(

kes u ni lebih kurang kes my bro n SIL, lawyer lembab tak buat follow up etc. somemore kes my bro sebab melibatkan faraid sbb husband dia meninggal. so dah jadi 2 tahun kes ni dia takleh pindah2.

umah akak ni katne ye? kalau tau akak nak jual aritu leh consider utk beli..kami beli umah 450k, huhu..mahal tp tu je yg termampu area klang valley.

Memang rumit kan urusan jual beli rumah ni, kadang bila owner ok, lawyer pulak yg tak ok...dush...

Kitaorg pun mcm nak jual rumah yg dibeli di Nilai. Nak kena hati2 la nanti.

hmm,time nk keja byr itu ini kemain lagi ofis loyer nih..time die patut setelkan sume bende lembp..aku xtau lg nk jual ke x apatmnt yg kitorg sewakan dari 2007 tuh..hmm
